There needs to be better education and awareness of the options available, calling on the expertise of commercial finance intermediaries/brokers such as the NACFB to help SMEs navigate for the best options available.

Faster Decisions by Big Banks

Access to finance from the larger banks for SMEs can be difficult and precious time can be wasted in pursuit of the facilities.  We would like to see decisions by the big banks expedited for SMEs so that they have the opportunity to explore other avenues if necessary.

Stress Testing Part of the Loan Process

The process of applying for funding should encourage SMEs to stress test their finances in the event of interest rates rises for example.

Forbearance Measures Made Clearer

With SMEs, cash flow can sometimes fluctuate. Prior to taking finance, SMEs need to check what forbearance/assistance a lender would be able to provide in order to help manage cashflow and repayment obligations.  Policies on interest only repayments, repayment holidays and a clear understanding fees/charges in these circumstances should be provided up front in the application process.

Interest Rates and Personal Finances – Economic Impacts on Manchester Communities

Manchester is effectively the Northern capital of England, being a seat of industry and a fast-growing urban centre with international appeal. But for those that live here, life is getting harder. Manchester’s swift growth has seen its local economy grow, with prices inflating accordingly – but recent economic events continue to threaten residents of Manchester’s smaller communities, and the fabric of those communities altogether.

Rising Rates of Interest

Rising rates of interest are a direct response to rising inflation. The Consumer Price Index (CPI) tracks the rise in costs of goods and services across the UK, producing a percentage that essentially tracks the severity of the cost-of-living crisis. With inflation still high after over a year, the Bank of England’s attempts to curb inflation involve the hiking of interest rates.

The BoE hopes to reduce economic activity by making it more expensive to borrow money; interest rates apply not just to savings accounts, but also to loans, credit and – crucially – mortgages. As such, borrowing is reducing, but households are impacted.

Direct Community Impacts

It is in this way that Manchester communities are expected to endure increased hardships in the coming months. Rises in interest rates have direct and immediate impacts on mortgage repayments, as those on tracker mortgages see their repayments leap up to meet new rates. Those on fixed rates are briefly saved from the cost, but will have a much steeper rise when that rate eventually ends.

Re-mortgaging has always been a useful way to re-access equity in a property, but with property values set to fall significantly, this could result in even more dire economic consequences for local communities. An alternative, and one which could enable continued mortgage payments and property ownership, comes in the form of equity release – wherein part of a home’s equity is released in advance, and repaid from the estate.

Indirect Impacts

But communities are not just set to be hit by falling property values and high mortgage rates. These same interest rate rises will heavily impact businesses, big and small, in the same communities. Businesses with long-term loans might see their terms change, while newer businesses might struggle to secure affordable funding for new enterprises or growth.

As such, local economies risk being stymied by lower economic activity, negatively impacting neighbourhoods. Small business owners could have to shutter their doors, while customers spend more money seeking the same goods and services elsewhere. In this way, smaller deprived areas like Sale Moor and Blackley risk further deterioration, and the loss of vital economic circulation.

But what is the solution? England’s regions are currently at the mercy of government and Bank of England policy, and the consequences of mistakes made along the way. Continued devolution of powers to regions, as has been happening with Manchester and West Yorkshire, are important first steps in ensuring each region’s best interests are met.

Will Greater Manchester Introduce More Clean Air Zones?

Cars and other vehicles have been increasingly creating pollution for decades. It’s this increase of harmful emissions in the atmosphere that led to the UK government and some EU countries to introduce a petrol and diesel ban. While there has recently been a move to overturn the ban, there are cities across the taking steps towards reducing pollutants that affect residents.

Will Manchester join these cities? How likely is it that we’ll see Clean Air Zones in the region?

What are Clean Air Zones?

Clean Air Zones (CAZ) are designated areas of a city where there has been a direct move to improve the air quality. Clean Air Zones were originally set to apply to buses, taxis and HGVs. But this was changed to include non-compliant private vehicles. This means that private motorists may be affected by them too.

There are different types of CAZ that are divided into different classes. These classes detail if private vehicles are affected, for instance, motorcycles. The cities that have so far introduced CAZ fall into different classes.

Air pollution in Greater Manchester

According to Clean Air Greater Manchester, air pollution contributes to around 1,200 deaths a year in the region.

Manchester City Council has already taken steps to improve the air quality, listing among other things the funding of the free city centre bus, introducing pedestrianised parts of the centre and improving bus and cycle lanes.

Introducing CAZ in the city remains on the to-do list, however. There was originally a plan in place to set this up in May 2022. But due to major events after the pandemic, such as the cost-of-living crisis, it was agreed that a CAZ at this point could cause “significant hardship”.

While there are financial repercussions of introducing a CAZ at this stage, high pollution levels continue to impact on businesses and communities. There is a deadline in place to have a CAZ ready by 2026, but for those exposed to pollutants every day, it could impact on their health in the meantime.

Switching to EVs

Making the move to electric vehicles now could be a solution in the meantime. The ban on diesel and petrol vehicles may not be introduced for another decade, but getting used to EVs now could help prepare for the phasing out of standard fuel, plus it could bring down emissions in built up areas across Manchester in the meantime.

For those thinking about trying EVs before making the leap to ownership, it could be worth borrowing a friend’s EV to see if it suits you. Taking out temporary insurance and hitting the road for a few hours could be the ideal insight into EVs.

Alternative options

Taking the bus or hopping on the bike might also be helpful alternatives. The free bus that runs through the centre can be particularly helpful if you’ve come into town by train and need to get across the centre.

While the CAZ may still be in the pipeline, there are ways to help reduce emissions in the meantime.

Greater Manchester leaders bullish on Investment Zone potential

As we approach one year since Investment Zones were first announced by then-chancellor Kwasi Kwarteng in the Autumn ‘mini-budget’, mid-market business leaders in Greater Manchester are encouraged by the blueprint for what it could mean for the selected regions. 

In Grant Thornton’s latest Business Outlook Tracker* survey, 60% of business leaders in the Greater Manchester region said that the introduction of Investment Zones will help towards the government’s Levelling Up agenda. 

Businesses can see benefits to local areas from the introduction of Investment Zones, with a significant number of respondents citing that being located within one of the Zones would help to support the local region, with factors such as job creation and skills development (76%) and be beneficial to local businesses (76%). 

Investment Zones provide a number of financial incentives to local businesses in the area and a clear majority (66%) of Greater Manchester business leaders believe that these incentives, such as Stamp Duty Land Tax relief and 100% Business Rates relief, have been focused on the right areas to encourage business investment. While almost three quarters (69%) also believe that being located within an Investment Zone would encourage businesses to stay within the local area. 

However, the survey also revealed that business leaders in Greater Manchester believe that the twelve proposed locations are not completely adequate, with 72% of business leaders believing that there should be more Investment Zones located in other areas in the UK.   

Currently, eight of the 12 proposed Investment Zones will be in England with at least one of the remaining four in each of Scotland, Wales and Northern Ireland. Eight have already been shortlisted in England, including Greater Manchester.

“From our latest tracker, it is clear business leaders in Manchester can envisage the benefits the extra funding will have on the city, which will hopefully help drive long term economic growth and increase opportunities for all who are located here.  

“The majority of businesses in Manchester were also extremely optimistic about business revenues and funding for the rest of 2023, which is great to see after a period of economic and political uncertainty we have all been privy to.  

“That said, there’s clearly an opinion from businesses in Manchester that we need more throughout the UK to really have an impact on the overall economy too, and I’m sure some regions will feel as if they have missed out on these much-needed funding pots.”

Faye Tomson, the founder and owner of Tomson Consulting and District Eating, has been selected as a finalist in the highly esteemed Women-Led Business of the Year category at The British Business Awards 2023.

This prestigious award acknowledges the exceptional accomplishments of female entrepreneurs and business leaders in establishing and nurturing successful ventures. The judging panel has recognised Faye’s company for its remarkable growth, diverse customer base, and her ability to overcome challenges as a business leader over the past two years.

Faye embarked on her entrepreneurial journey in 2016 when she founded Tomson Consulting, driven by her passion for the field and a deep sense of purpose. Her entry into the industry began after she made the decision, at the age of 26, to pursue a foundation course in Renewable Energy Technology at Cornwall College.

For five years, Faye thrived as an Energy and Environmental Engineering Consultant, gaining invaluable experience in resource efficiency audits and carbon management plans. Notably, she played a pivotal role in designing a sterling renewable energy project unveiled by Nicola Sturgeon and contributed to the establishment of the Earls Gate EfW plant in Grangemouth. Her involvement in the Edinburgh heat network project also earned widespread recognition for its exemplary nature within the industry.

However, Faye faced increasing challenges as a woman in a male-dominated business, and her situation became even more precarious when she became a single parent at the age of 30. Balancing the demands of her career and childcare seemed insurmountable, and despite seeking part-time positions, she found it impossible to secure suitable employment. Determined to forge her own path, she ventured into becoming a meditation teacher.

Eventually, Faye secured a position with the Heat Networks Delivery Unit, which offered more favorable hours and allowed her to review feasibility studies and contribute to heat network projects while raising her daughter, Daisy. Despite the improved circumstances, the challenges of juggling a fixed schedule and childcare persisted, prompting Faye to take matters into her own hands.

Motivated by the desire to work in a business that prioritised family and personal life without compromising professionalism, Faye founded Tomson Consulting Ltd. This bold step has proven immensely successful, and her business now employs a team of six individuals who thrive in an inclusive and diverse environment. Notably, Faye even welcomed one of her former bosses—an industry expert in carbon management planning and auditing—into her team, as they embraced the fresh approach her business embodied.

Following the establishment of Tomson Consulting as a respected market presence, Faye’s research on heat networks led to the inception of District Eating in 2019. This innovative venture focuses on utilising waste heat for greenhouse food production, showcasing Faye’s commitment to sustainability and resource optimisation.

Annual survey sees city centre stores and restaurants collectively achieve record overall customer satisfaction score of 85%

Manchester’s shops and restaurants are delivering record levels of customer service, according to an annual survey commissioned by Manchester City Centre Business Improvement District.

City centre stores and hospitality businesses recorded an overall customer satisfaction score of 85%, up 3% from 2022, with more than 200 out of the 300 businesses taking part scoring over 80% and 31 businesses scoring a perfect 100%.

Conducted by respected industry market research experts, Storecheckers, 300 Manchester city centre businesses received ‘secret shopper’ visits over the last two months, which revealed the city’s top shops and hospitality businesses for customer service across 17 different categories including Fashion, Health & Beauty, Home & Lifestyle, Bank & Building Society, Technology, Restaurant and Casual Dining.

The winners of each category were announced today (Tuesday 4 July) at an Awards Breakfast at the Royal Exchange Theatre with Manchester radio DJs Rachel Burke-Davies and Rob Ellis on hand to present the winners with their awards.

Scooping the award for Advised Customer Service was Kuoni Travel on King Street, while the Jewellery award went to David M Robinson in St Ann’s Square. Vodafone UK took top spot in the Technology category, with Hotel Chocolat in Manchester Arndale picking up the award in the Home & Lifestyle category. In Food & Drink, Simon Shaw’s El Gato Negro on King Street took home the customer service award in the Restaurant category with Wolf Italian Street Food in Manchester Arndale’s Halle Place securing the award for Casual Dining and Gong Cha and Black Sheep Coffee being crowned joint winners in the coffee shop/ takeaway category.
