Locals invited to have a say on Grey Mare Lane estate regeneration plan

A consultation has opened today to gather feedback from locals on the masterplan for the Grey Mare Lane estate in east Manchester.

The estate was built by Manchester City Council more than 50 years ago and holds great potential for regeneration as part of the ongoing transformation of east Manchester.

The council has been reviewing and updating a previous 2021 masterplan for the 23ha estate – around 23 football pitches in size – expanding the ambition of the proposals to a larger footprint that will look to deliver at least 1,000 new homes – including a significant number of new affordable homes and new green spaces.

The aim is to develop a future-proofed, highly sustainable neighbourhood for existing and new residents, with community being a key focus of the plan.

The masterplan presents a high-level overview of the regeneration opportunities within the estate and outlines potential approaches to its delivery.

Potential projects

  • Opportunities to develop up to 1,000 new homes including significant new affordable housing
  • Upgrades to existing streets and introduction of new cycle lanes, pedestrian walking routes, sustainable drainage systems, and street greening.
  • Improved green space with provision of play equipment for children of all ages
  • Creating a true heart and focal point in the estate with improved retail, community and health offer
  • Introduction of a school street or play street between the East Manchester Academy and St Brigid’s School to promote safe streets for children
  • Reducing the number of lanes at the junction between Bell Crescent and Alan Turing Way
  • Creation of new access routes onto Grey Mare Lane from Newcombe Close and Raglan Close

First development plot

Great Places, a northern housing association, will also begin targeted engagement around their development at the site on the corner of Grey Mare Lane and Ashton New Road from June 5 – and will be part of the in-person consultation event.

The proposed scheme will deliver a block of 66 apartments for social rent providing a landmark gateway development into the masterplan area.

This means residents can find out about the overall masterplan for the estate and, at the same time, learn more about the site planned for development.

To note a planning application will be submitted alongside the masterplan for the estate and Great Places have been working closely with the council and the masterplan architect to ensure that our proposals are aligned.

Architect BDP has delivered the masterplan on behalf of the Grey Mare Lane partnership.

Residents are invited to an in-person drop-in event on June 5, between 2.30pm and 6.30pm at the Grange, 4 Pilgrim Drive, M11 3TQ.

Consultation closes on 30 June 2024.

Cllr Gavin White said: “The Grey Mare Lane estate is, for many reasons, a great place to live.  There are already lots of affordable homes, great connections to the city centre via various public transport options, schools and colleges close by, and this community is at the heart of the transformation of the wider area – now globally recognised for sport and leisure.

“However, 50 years after the estate was first built by the council, this neighbourhood needs investment that will keep it in step with the wider area. And we know residents have been waiting patiently for the plans to come forward.

“The council has updated the masterplan for the estate with ambitious proposals to build at least 1,000 new homes in the area – alongside green spaces and new routes for walking and cycling. Now we need local people to give us their feedback and I’d urge as many people to take part as possible.”

US PGA Championship: Schauffele holds his nerve to secure first major with record score

0

Xander Schauffele held his nerve to sink a birdie putt on the 18th hole to seal his first major with a record-breaking score at the US PGA Championship.

The 30-year-old led the way since carding a 62 in the first round at Valhalla, equalling the best round in major history.

The Californian however came under intense pressure from Bryson DeChambeau and Viktor Hovland on the final afternoon in Kentucky before finishing 21 under, courtesy of a six-foot putt on the last which rolled in via the lip of the cup to complete a final round 65.

A run of six birdies in eight holes around the turn took Norwegian Hovland into the lead, but Schauffele replied with back-to-back birdies at 11 and 12 to restore his advantage.

Hovland’s challenge faded with a three-putt from 10-feet but DeChambeau drew level at the top of the leaderboard after birdying two of the final three holes, getting a lucky break on 16 when his tee shot bounced back into the fairway off a tree and then sinking his putt at 18 to complete a seven-under round of 64 to spark wild celebrations.

However the world No3 replied with a neat chip and six-foot putt on the last to add a major title to his Olympic gold medal and end a run of nearly two years without a tournament win and 12 top-10 major finishes without winning one.

“It’s been a while since I’ve won one,” said Schauffele. “I really did not want to go into a play-off with Bryson.

“I was emotional after the (final) putt lipped in. I managed to call my dad in Hawaii but I had to hang up quickly because he was making me cry.”

Unlocking independence with bathroom aids

The bathroom is a crucial space where independence can be either fostered or hindered, especially for the elderly or those with limited mobility.

Fortunately, advancements in technology have led to a wide variety of bathroom aids designed to empower individuals to regain control over their personal care routines. In this blog, we’ll explore how bathroom aids like bath lifts and bath seats can make a significant difference in enhancing independence and quality of life.

Bath lifts: Elevating comfort and safety

A bath lift is designed to assist individuals with mobility challenges in safely lowering themselves into and out of the bathtub. These motorised seats gently lower users into the water and raise them back up, eliminating the need for strenuous bending or awkward maneuvering.

How bath lifts work

Bath lifts typically consist of a sturdy seat that is attached to a mechanism controlled by a remote. Users can simply sit on the seat outside the tub, activate the lift, and effortlessly descend into the water. Once bathing is complete, the lift smoothly raises the individual back to a comfortable, standing position.

The benefits of bath lifts

Independence: Bath lifts empower users to bathe independently, restoring a sense of autonomy and dignity to their daily routine.

Safety: By reducing the risk of slips and falls, bath lifts provide a secure bathing experience, giving peace of mind to both users and their loved ones.

Comfort: The ergonomic design of bath lifts ensures maximum comfort during bathing, allowing individuals to relax and enjoy their bathing experience without strain or discomfort.

Bath seats: Stability and support

Bath seats are another invaluable bathroom aid designed to promote safety and independence for individuals with limited mobility. These seats provide a stable platform within the bathtub, offering support and assistance during bathing.

Types of bath seats

Fixed seats: These seats are permanently installed in the bathtub, providing a secure and stable surface for users to sit on while bathing.

Portable seats: Portable bath seats can be easily removed and repositioned within the bathtub, making them ideal for individuals who may need assistance from caregivers or family members.

The advantages of bath seats

Stability: Bath seats for the elderly help prevent slips and falls by providing a stable surface for sitting while bathing, reducing the risk of accidents and injuries.

Ease of use: With simple installation and intuitive design, bath seats are user-friendly and accessible for individuals of all abilities.

Versatility: Bath seats come in a variety of shapes and sizes to accommodate different needs and preferences, ensuring a comfortable bathing experience for everyone.

Supporting elderly relatives with bathroom aids

As our loved ones age, they may face challenges in maintaining their independence, particularly in tasks as fundamental as bathing. However, with the assistance of bathroom aids such as bath lifts and bath seats, we can help them regain control over their personal care routines and enjoy a greater sense of autonomy in their daily lives.

Starting the conversation

Initiating a conversation about bathroom aids with elderly relatives can feel daunting, but it’s essential to approach the topic with sensitivity and empathy. Begin by expressing your concern for their safety and well-being, emphasising that your goal is to support them in maintaining their independence and comfort at home.

Highlighting the benefits

When discussing bathroom aids with elderly relatives, it’s crucial to emphasise the numerous benefits they offer. From increased safety and stability to enhanced comfort and convenience, bath lifts and bath seats can significantly improve the bathing experience for individuals with limited mobility.

Addressing concerns

It’s natural for elderly relatives to have concerns or reservations about using bathroom aids, especially if they are unfamiliar with the technology. Take the time to address any questions or apprehensions they may have, providing reassurance and guidance as needed. Encourage them to try out different options and find the solution that best suits their needs and preferences.

By introducing bathroom aids to our elderly relatives, you’re not only helping them stay safe and comfortable but also empowering them to maintain their independence and dignity in their own homes.

In conclusion, bathroom aids such as bath lifts and bath seats play a vital role in unlocking independence for individuals with limited mobility, particularly the elderly. By providing stability, safety, and comfort during bathing, these aids empower users to reclaim control over their personal care routines and enjoy a greater sense of autonomy in their daily lives. For those with elderly relatives, initiating a conversation about bathroom aids can be a meaningful way to support their well-being and help them stay independent in the comfort of their own homes.

Formula 1: Max Verstappen fends off late Lando Norris challenge to win Imola GP

Max Verstappen fended off a late surge from Lando Norris to win the Imola Grand Prix.

The Dutchman returned to winning ways having been upset by the Brit last time out in Miami, but he had enough in his Red Bull to get his fifth win in 2024.

It looked like it was going to be a comfortable afternoon for Verstappen, who got away well and carved out a healthy gap to the rest of the pack.

McLaren’s Norris and Oscar Piastri were on the hunt for the world champion alongside Ferrari drivers Charles Leclerc and Carlos Sainz, but there was no progress being made until the second half of the race.

With Norris and Verstappen switching onto the hard tyres, the McLaren driver had a clear advantage and closed the gap from seven seconds to less than two with five laps to go.

By the time both drivers crossed the line to start their final lap, Norris was within a second of his rival and looked poise to strike.

But with Imola being a hard track to overtake, Verstappen was able to use his experience and car to keep himself at arm’s length of the 24-year-old.

In the end, Norris had to settle for second, with Leclerc completing the podium in Italy.

Piastri and Sainz made up the top five, while Mercedes duo Lewis Hamilton and George Russell both finished ahead of Sergio Perez, in what was a poor weekend for him.

Elsewhere, Aston Martin’s Lance Stroll beat team-mate Fernando Alonso, finishing ninth, and RB driver Yuki Tsunoda picked up the final point in 10th.

Alex Albon was the only driver not to finish the race after picking up damage and having to retire.

Formula 1 heads to Monaco next for one of the most popular and iconic races of the season.

Usyk dedicates Fury victory to late father

Oleksandr Usyk dedicated his monumental victory over Tyson Fury to his late father.

The Ukrainian boxer beat the Gypsy King in a split decision fight that took place in Saudi Arabia, making him the undisputed heavyweight champion.

He has now become the first four-belt-era undisputed heavyweight champion, although the fight was not without controversy.

Usyk knocked Fury down in round nine after the Brit had done well to manage his opponent inside the ring.

The moment swung the momentum in favour of the 37-year-old and he left a formidable Fury bloody and beaten.

Every other round was a close contest and Fury’s camp were adamant that he won the fight despite his wobble towards the end.

There will likely be a rematch later in the year, but for now, Usyk is relishing the moment.

In his post-fight press conference, he fought through tears and dedicated the win to his father, who passed away in 2012.

He said: “I miss my father and I said to him ‘You live there and I live here, please don’t come for me, I love you’.

“For me it is hard when my father comes back to me because I remember all life. I know he is here, maybe sitting out there [in the press room].

“I don’t think about boxing now, please.

“My camp started in September 2023, I worked for nine months.

“I missed Happy New Year, I missed my son’s birthday, I missed my other son’s birthday, I missed my daughter’s birthday and then the birth of my daughter.

“I also missed family holidays. I was only focused on this fight, now I’m happy and I want to go back home.”

Step-by-Step Blueprint: Launching Your Successful Business from Scratch

0

Many people dream of starting their own business. But it can be a scary leap, there’s lots of risk of failure, sometimes with lots of money at stake.

With an ever-rising cost of living, would-be business owners may be put off by this risk, but at the same time, some people are more motivated than ever to seek additional sources of income with a side business or even become their own boss and be able to escape the grind of a regular job.

If you work hard at it (and maybe have a little bit of luck on your side) your side business could become a full time one….

Self-employment has its challenges, so how do you start a side business, and how do you figure out what kind of business to start? Read on for some tips on getting started…

Get Help From A Digital Marketing Agency

Depending on the type of business you set up, you could work alongside other businesses to achieve success. For example, you could enlist in the help of a digital marketing agency in London and many other parts of the country that vary in size. From small startups to big conglomerate firms.

It might not be something that you do straight away, instead opting to boost your sales, brand awareness and get expert advice when you’re a little further down the line with your business. But it’s a wise option to explore.

Digital marketing agencies can offer different expertise in many areas, whether it’s social media or paid Google adverts.

When starting up your business, you could also enlist the help of freelance marketing professionals, such as graphic designers or content writers. This will allow you to focus on the meat of your business… unless your business is as a graphic designer, content writer or marketing expert of course!

Deciding on a Business

Some people may have an idea of what they want to do already, but others just know they want to start their own business, unsure of what exactly the business would be.

For those unsure, here’s how to find what to base your business around:

Explore Your Interests and Skills

It sounds simple enough, but what are you good at? What are you really good at? What do you like doing? Ask yourself these questions, think about hobbies, interests, and don’t forget about your transferable skills and your soft skills.

Perhaps skills that you learnt from previous jobs that you can now use for your independent business. You can learn a lot from your previous roles and pinpoint what things you excel at…

  • What are the differences between transferable and soft skills?

Transferable skills refer to abilities and talents that can be applied across various job roles, industries, and even life situations. Soft skills, however, are more about non-technical skills that are still valuable but may not be transferable across every role or industry.

To help discover your potential business, write down or brainstorm ideas. Linking your strengths, interests and skills with business ideas. There’s a business for almost every skill set.

Research the Market Demand

You could also take a more analytical approach and research what’s needed and what’s rising in popularity. Following a trend could work for you, but it could also mean more competition and harder to stand out, so you’ll need to bring something new to the table.

This approach is even better if it lines up with your skills and passions, say for example, a number of companies are looking for freelance copywriting work.

Look for gaps in the market, niches, look for a target audience and explore their needs so you can tailor your business approach, services and marketing towards them, you could even ask friends and family for ideas and what they wish existed.

Once You Have Your Business Idea….

Once you have your business idea set in stone, you’ll have to consider several things. Including:

Defining Your Business Model

  • This means the nature of your business – does it offer services, products, or both?
  • Pricing – consider your costs, value, and competitor prices.
  • How will you reach customers? Online or physical store?

Your Business Plan

Write out a business plan or roadmap that outlines goals, objectives, and strategies. You’ll need to detail aspects such as target market, devise a marketing plan, consider finances, projected success, operations and logistics.

The Last Few Things to Consider

Now that you have the business idea and plan, make sure you do all the correct legal admin, obtaining any necessary licences, etc.

Once that boring stuff is out of the way, it’s time to get started. Make sure you have an efficient process for managing orders, payments, delivery and other customer services.

Then you’ll need to promote your business, either by yourself, with the help of marketing professionals, or a combination of both. Set realistic goals and manage time effectively, it can be a rewarding endeavour but avoid pushing yourself too far – and most of all, good luck!

Rails of Safety: A Closer Look at Pedestrian Guardrails in Our Streets

In the bustling thoroughfares and quiet lanes of our urban landscapes, pedestrian guardrails stand as silent sentinels of safety, channeling the flow of foot traffic and serving as a shield against the dangers of the bustling streets. Often overlooked yet fundamental to pedestrian safety, these metallic barriers are not merely functional; they embody a critical aspect of urban planning designed to reduce accidents and enhance the well-being of city dwellers. This article delves into the significance of pedestrian guardrails, exploring their purposes, effectiveness, and the vital role they play in maintaining safety and order in our public spaces. As we examine how these simple structures help save lives and protect the vulnerable, it becomes clear that guardrails are indispensable tools in the quest for safer, more navigable cities.

The Purpose of Pedestrian Guardrails

Pedestrian guardrails are ubiquitous in urban settings, and while they might appear to be mere street furniture, their roles in enhancing pedestrian safety and traffic management are substantial.

Guiding Pedestrian Movement

One of the primary functions of guardrails is to channel pedestrian movements along safer, predetermined paths. By clearly delineating where pedestrians should walk, guardrails help minimise the risk of accidents by keeping foot traffic separate from vehicular lanes. This is particularly important near schools, parks, and high-traffic commercial areas where the mix of pedestrians and vehicles can create dangerous situations.

Preventing Jaywalking

Guardrails are strategically placed to discourage pedestrians from crossing roads at undesignated spots. By funneling foot traffic to crosswalks and traffic signals, guardrails reduce the incidence of jaywalking. This not only lowers the risk of pedestrian accidents but also helps maintain a smooth flow of vehicular traffic, minimizing congestion and the potential for collisions.

Enhancing Safety Near Hazards

In areas where pedestrian pathways are close to construction sites, open drains, or other hazards, guardrails serve an essential protective role. They act as physical barriers that prevent unintended or accidental entry into dangerous areas, thus preventing injuries and enhancing overall public safety.

Psychological Impact

Beyond their physical utility, guardrails also have a psychological impact on both pedestrians and drivers. For pedestrians, the presence of guardrails can create a sense of security, encouraging more people to use walkways and footpaths safely. For drivers, guardrails signal areas of high pedestrian activity, promoting heightened awareness and slower speeds, particularly in urban or congested areas.

Through their multifaceted roles, pedestrian guardrails contribute significantly to the safety and efficiency of urban environments, proving that even the simplest structures can have a profound impact on community well-being.

Assessing the Effectiveness of Guardrails

Evaluating the effectiveness of pedestrian guardrails involves examining their impact on safety statistics, pedestrian behavior, and traffic flow. Various studies and observations have shown that guardrails can significantly influence urban safety dynamics.

Safety Statistics

One of the most direct methods to assess the effectiveness of pedestrian guardrails is through the analysis of safety data before and after their installation. Numerous studies have demonstrated a decrease in pedestrian accidents and fatalities in areas where guardrails are installed. For example, pedestrian guardrails placed near schools and busy intersections have been associated with lower rates of pedestrian-vehicle collisions. This data provides tangible evidence that guardrails serve as an effective safety measure.

Impact on Pedestrian Behavior

Pedestrian guardrails also play a crucial role in shaping pedestrian behavior. Observational studies often note a reduction in jaywalking and other unsafe crossing practices when guardrails are present. By directing pedestrians to use crosswalks and designated crossing points, these barriers help instill safe walking habits. Additionally, the physical presence of guardrails can deter pedestrians from taking shortcuts across busy roads, thereby reducing exposure to potential accidents.

Traffic Flow and Congestion

Another aspect of the effectiveness of pedestrian guardrails is their impact on vehicular traffic. Guardrails can contribute to smoother traffic flow by reducing the instances of sudden stops caused by pedestrians attempting to cross at inappropriate points. This not only helps in reducing traffic congestion but also minimizes the risk of accidents caused by abrupt braking or swerving to avoid pedestrians.

Comparative Studies

Comparative studies between areas with and without pedestrian guardrails offer additional insights into their effectiveness. Such comparisons often reveal that regions with well-planned and properly maintained guardrail systems experience fewer pedestrian-related incidents and better overall traffic management. These studies underscore the importance of not only having guardrails but also ensuring they are appropriately designed and strategically placed.

Design and Placement Considerations

The design and placement of pedestrian guardrails can greatly impact their effectiveness. Optimal placement involves positioning guardrails in areas where pedestrian paths intersect with vehicular routes, especially near schools, parks, and busy commercial districts. The design should ensure visibility and durability while complementing the local aesthetic.

Local Safety Improvements

In many towns and cities, the introduction of pedestrian guardrails has led to measurable improvements in safety. For instance, areas that have installed guardrails around school zones report fewer incidents of children running into the street. Similarly, busy urban intersections equipped with guardrails have seen a decrease in pedestrian-related traffic incidents.

Conclusion

Pedestrian guardrails are more than just metal barriers; they are crucial components of urban safety infrastructure. By guiding pedestrian movements and protecting walkers from traffic, guardrails play an essential role in preventing accidents and enhancing the safety of public spaces. As cities continue to grow and evolve, the strategic placement and design of these guardrails will remain key to safeguarding pedestrian welfare.

From Dublin to Manchester: Why the Irish Lotto became a popular fixture in the UK

Do you know that around 70% of the UK population above 18 years old regularly
participates in national lotteries?

While most buy tickets for the National Lottery, a significant population in the UK prefers to play the Irish lotto for various reasons. Initially, only Irish citizens were allowed to participate in the Irish Lotto. However, with the advent of the internet and modern technology, anyone can now play the Irish Lotto from anywhere, provided they are 18 years and above.

This write-up delves into the popularity of the Irish Lotto in the UK and how you can play the Irish Lottery from Manchester Read on!

The background of the Irish Lotto

The Irish Lottery’s operations date back to 1987, when it sold the first scratch cards,
with its first draw taking place in 1988. At the time, it was a state-owned entity for
funding good causes. However, during the 2014 financial crisis, the government sold it
to Premier Lottery Ireland DAC.

The National Lottery Ireland offers plenty of ways for participants to try their luck. They
hold Daily Million draws every day, EuroDreams draws every Monday and Thursday,
EuroMillions and Plus every Tuesday and Friday, as well as Lotto and Lotto Plus draws
every Wednesday and Saturday.

Why is the Irish Lotto so popular in the UK?

A considerable number of lottery players prefer participating in the Irish Lotto for the
following reasons;

1. Favourable odds

The Irish Lotto is among the lottery with the best chances of winning. If you compare it
to the UK National Lottery, the Irish Lotto gives players a slightly better chance of
winning.

You see, in the Irish Lotto, you’re required to pick six numbers from 1 to 47, while in the
UK National Lottery, you’re required to choose six numbers from a total of 59. This
means there are fewer possible number combinations in the Irish Lotto, which gives
players a slight edge statistically.

Based on the statistics above, the UK lottery has a 1 in 45 million chance of winning,
while the Irish Lotto has a 1 in 10.7 million chance. This means a player is 20% more
likely to win in the Irish lottery than the UK National Lottery.

2. Higher potential payouts

The Irish Lotto gives all its players this opportunity to win, with massive jackpots. While the jackpot starts at €2 million, it rolls over each time it’s not won until it hits the cap.

3. Convenience and accessibility

Thanks to the rise of online lottery betting services, UK residents can now conveniently
participate in the Irish Lotto from the comfort of their homes. These services allow
players to choose their numbers and purchase tickets electronically without travelling to
Ireland or to a physical retailer.

How to play the Irish Lotto from Manchester

In January 2022, more than six months after the previous jackpot was won, a player
from Castlebar in Co Mayo bagged €19.06 million. This resulted from a special ‘Will Be
Won’ draw held after it had been at its cap for over three months.

While the ticket was bought in Ireland, UK citizens can have the same opportunity even
though they can’t directly purchase official tickets from the UK.

UK players can participate in the Irish Lottery through online lottery betting services.
These websites are not affiliated with any official national lottery draw. They act as
intermediaries, allowing players to place bets on the outcome of the Irish Lotto draw.

Here is a step-by-step guide on how it works;

1. Choose a licensed betting service

The first step is to find a reputable online lottery betting service that operates legally in
the UK and offers Irish Lotto. Make sure the service is licensed and regulated by the UK
Gambling Commission.

2. Register and create an account

Once you find a reputable site, you can sign up for an account by providing your
personal information. Then, fund your account according to how much you need to
wager. Note that you must be 18 years old and above to gamble in the UK.

3. Select your numbers

Choose six numbers from 1 to 47 or use a quote, option for a random selection.

4. Place your bet

Decide how much you want to wager and confirm your selection.

5. Wait for the draw

Check the results after the Wednesday and Saturday draw to see if your numbers
match the winning combination. Most online betting services credit the accounts of
lottery winners immediately they hit the jackpot.

Summing up

The Irish Lotto is one of the best lottery for UK residents. Although the jackpot is
relatively lower than the UK Lotto, a lot of people prefer playing the Irish Lottery
because it offers better chances to win.

He said: “Traffic had been backed up and building, Scottie Scheffler tried to enter Valhalla Golf Club using a side median, at which point a police officer instructed him to stop.

“Scheffler stopped the vehicle as he turned into Valhalla Golf Club at the entrance, about 10 to 20 yards from the point at which the police officer first told him to stop.

“At that point the police officer instructed Scheffler to get out of the car.”

The full details of the incident are still unknown but Scheffler will be hoping to draw attention away from his arrest with another good round of golf.

He went four under par on the first day which included an eagle on the opening hole.
