St. Modwen signs agreement with Bury Council to bring forward Chamberhall Business Park

St. Modwen, the expert developer and regeneration specialist, has signed a Development Agreement with Bury Council to bring forward a major employment site in Bury.

Chamberhall Business Park is a prime location on a prominent 17-acre site off the A58 Peel Way, close to Bury town centre, the motorway network and Metrolink station.

St. Modwen is set to deliver a high quality employment-led scheme that will be developed over a number of phases and it is intended that the first phase will comprise modern business accommodation, ranging from 2,500 sq ft to 25,000 sq ft.

David Nuttall, Senior Development Manager for St. Modwen Midlands & North, said: “Since we were selected as preferred developer by Bury Council, we have been working closely with the Local Authority to develop our plans for Chamberhall Business Park. We have carried out extensive site investigations and analysis of the local market with our professional team, to design a scheme that we believe the local market is looking for.

“The business park is in an excellent location with real potential and fits well within St. Modwen’s development programme in the region and our strategic objective to accelerate our commercial development activity.

“Chamberhall is the only employment-led scheme of this size in the near term in Bury and will provide first class accommodation to allow local businesses to grow and expand, as well providing the facilities for Bury to attract new inward investment into the borough.

“The phased nature of the scheme will also allow us to deal with bespoke occupier requirements who would like to consider design and build accommodation across a range of use classes.”

Chamberhall Business Park is seen as a strategically important development opportunity and is highlighted within the Bury But Better – Vision and Development strategy, due to its location and connectivity. It also forms part of the Association of Greater Manchester Authorities’ investment pipeline.

St. Modwen will now work through the various requirements of the Development Agreement in preparation for the submission of a planning application for the site.

Chamberhall is a superb town centre site and we are delighted to be working with St. Modwen to attract a range of companies to Bury.”

Pat Jones-Greenhalgh, interim chief executive of Bury Council, said: “Chamberhall is among the first in a series of exciting regeneration schemes that we are progressing at pace. Delivering on our growth agenda is a key priority for the Council in our drive to become financially self-sustaining and Chamberhall will play a vital role in contributing to the achievement of that goal.”
