Altrincham office building sold

A freehold office building at 39 Oxford Road, Altrincham has been sold, with vacant possession to LMO Property.

Regional Property Solutions acted for the vendor a private pension fund and was subsequently instructed by LMO to let the property.

The four storey building, comprising a total of 1,912 sq ft, is now fully let at a rent of £33K per annum representing an initial yield of 6%.

The building has attracted two companies relocating in Altrincham who have both taken 5 year leases.

Glued Films Ltd, a production company creating TV commercial and animation videos, has taken 1065 sq ft. and The Garden, a full service marketing agency, 847 sq ft.

Edward Davis, managing director, Glued Films, said: “The move to 39 Oxford Road symbolises for us the next phase in the Glued Films journey.  We look forward to growing and attracting some more interesting and challenging clients.  The addition of a dedicated edit and colour grading suite means we can offer an even greater quality to our clients in a lovely environment.

“We have a long history with The Garden and look forward to working with them in the new offices”.

Andrew Rowbotham, director and head of creative at The Garden, said: “We’re really excited to move into such a great building. Such a great space to work in and a great location – perfect for our growing business.  We’re looking forward to welcoming clients old and new.”

Daniel Lee, director, Regional Property Solutions, said: “We were able to conduct the freehold disposal and letting of the property very quickly producing an immediate return on the investment. Oxford Road is a sought after location for a mixture of professional office occupiers and high quality retailers”.
